Our diagnostic process

  1. Site visit. A roofer comes to the property, inspects the roof, and identifies the problem. For active leaks, we trace the water path — leaks often appear in the building far from the actual roof entry point.
  2. Diagnosis. We explain what’s wrong, why, and what the realistic repair options are. If a repair is appropriate, we estimate the work. If a repair is a temporary solution at best, we tell you that and discuss replacement timing.
  3. Written estimate. You receive a written estimate with itemized scope and cost.
  4. Repair execution. Repairs are performed using the correct materials and techniques for your specific roof system — not generic patching.
  5. Workmanship guarantee. Our repair work carries a 1-year workmanship guarantee. If the repair fails because of how we did it, we return and fix it at no charge.

What does roof repair cost

Repair pricing varies by scope, access, and roof system. As a general guide:

Small leak repair, single penetration or seam: typically $250 to $750.
Multiple repair points, flashing rework, or larger membrane patches: typically $750 to $2,500.
Major repair work approaching the cost of replacement: at that point, we’ll honestly discuss whether replacement is the better investment.

We do not do “roof inspection” upsells. If you call us for an inspection, we will tell you honestly what we see — including telling you that the roof looks fine and doesn’t need work right now.

Emergency response

For active leaks during business hours, we aim to be on site the same day or the next morning. After-hours and weekend emergencies can be handled when conditions allow — call and we’ll do our best.
