Materials we use for residential
EPDM rubber membrane
The most common choice for residential flat roofs in Pennsylvania. EPDM is durable, cost-effective, and proven over decades. Black EPDM absorbs heat in winter (an asset in our climate) and the material remains flexible across the temperature range we see in PA.
Modified bitumen (torch-down)
For residential applications where exceptional toughness is the priority — for example, second-story decks with foot traffic, or roofs that see significant snow accumulation — modified bitumen creates a heavy-duty multi-layer waterproofing system.
TPO single-ply membrane
Available for residential when the homeowner wants a reflective white surface to reduce attic heat, or for matching an adjacent commercial building. TPO is more common in commercial work but performs well residentially.
Our residential process
- Free in-home estimate. We come to your property, inspect the existing roof, discuss your concerns, and recommend the right system. The estimate visit usually takes 30 to 60 minutes.
- Written quote. You receive a detailed written estimate, typically within 2 to 5 business days. The quote covers tear-off, deck inspection and any needed repair, materials, installation, cleanup, and warranty.
- Scheduling. Most residential flat roof projects can be scheduled within 2 to 6 weeks of contract signing, weather permitting. Emergency work can be expedited.
- Tear-off and inspection. We strip the existing roof down to the deck. With the deck exposed, we inspect for rot, water damage, or structural issues. Any deck repairs are documented and discussed with you before proceeding (most deck work is included in standard pricing within reasonable limits).
- New system installation. The new roofing system is installed per manufacturer specification. Edge details, flashings, and penetrations are properly addressed.
- Cleanup and walkthrough. We remove all debris, magnetic-sweep the property for nails, and walk you through the finished roof. You receive your warranty documentation in writing.
How long does residential flat roofing last
- EPDM: typically 25 to 40 years with proper installation and maintenance.
- Modified bitumen: typically 20 to 30 years.
- TPO: typically 20 to 30 years (varies by manufacturer warranty).
These figures assume a properly installed system on a sound deck with normal maintenance. We have personally seen Aqua-Tek-installed roofs in PA still performing well after 30+ years.
What this typically costs
Residential flat roofing pricing depends heavily on size, access, deck condition, and material choice. As a guide:
- Small residential flat roof (under 500 sq ft, e.g., a porch or addition): typically $3,500 to $6,500 installed.
- Medium residential flat roof (500 to 1,500 sq ft): typically $6,500 to $15,000 installed.
- Larger residential applications: priced based on specifics.
Financing is available for qualifying residential roofing projects.
5-year labor warranty
Every residential project includes a 5-year warranty on our labor, in writing. The materials carry the manufacturer warranty (typically 15 to 30 years on the membrane). If something fails because of how we installed it, we come back and fix it at no charge.
