What renovation includes
A full flat roof renovation typically covers:
- Tear-off — Complete removal of the existing roofing system down to the structural deck. All debris is contained, hauled away, and disposed of properly.
- Deck inspection and repair — With the deck exposed, we inspect for rot, water damage, fastener failure, or structural issues. Any deck repair is documented and addressed before the new system goes on.
- Insulation — New insulation board is installed where required by code or by the system specification. Energy efficiency improvements are built in here.
- Vapor barrier and underlayment — As required by the system and building.
- New roofing system installation — TPO, EPDM, modified bitumen, metal — installed per manufacturer specification with proper edge details, flashings, and penetration work.
- Drainage and edge work — Drains, scuppers, gutters, downspouts, parapet caps, and all edge metal installed or replaced as appropriate.
- Manufacturer registration — Where applicable, the new system is registered with the manufacturer for warranty activation.
- Final inspection and walkthrough — We walk the completed roof with you and provide warranty documentation in writing.
Project timeline
A typical renovation timeline:
- Estimate visit: scheduled within 1 to 2 weeks of initial call
- Written proposal: delivered within 2 to 5 business days of the visit
- Project scheduling: usually 2 to 8 weeks out, depending on the season and project size
- On-site work: typically 3 to 10 days for residential, 1 to 4 weeks for commercial, depending on size and complexity
We work weather-conscious — flat roofing materials and adhesives have temperature requirements, and we will reschedule before installing in conditions that compromise quality.

Renovation pricing depends heavily on:

Tear-off vs. recover (overlay) — what’s the right choice
Some contractors will recover an old roof by installing a new system over the existing one. This is faster and cheaper, but only appropriate when:
- The existing system is in known good underlying condition
- The deck is sound and the load capacity allows additional weight
- Building code permits an additional layer (often it does not on second-layer recoveries)
- The existing system isn’t trapping moisture under the new layer
