The systems we install
TPO single-ply membrane
Thermoplastic polyolefin (TPO) is the most widely installed commercial roofing system in North America today, and for good reason. Heat-welded seams create a continuous, watertight membrane. White or reflective surfaces reduce cooling costs in summer. Material warranties of 15 to 30 years are common.
We install TPO from manufacturer-certified suppliers, with all seams properly hot-air welded and probed for full penetration. Mechanically attached, fully adhered, and ballasted systems available depending on the building and code requirements. Insulation board, vapor barriers, and edge details installed to manufacturer specification.
Best for: Warehouses, retail, distribution centers, office buildings, industrial facilities, and any commercial building where energy efficiency and a long material warranty matter.
EPDM rubber membrane
Ethylene propylene diene monomer (EPDM) is a synthetic rubber membrane with a 50+ year track record on commercial buildings. Cost-effective, proven, and well suited to climates with significant temperature variation — like Pennsylvania.
EPDM seams are bonded with seam tape and cleaner-primer, with proper roller pressure and curing. Fully adhered, mechanically attached, or ballasted systems available. EPDM remains flexible at low temperatures, which makes it a reliable choice for buildings with significant winter exposure.
Best for: Buildings where a proven, cost-effective long-life system is the priority. Often used on retrofits and replacements where the existing roof structure favors a lighter-weight approach.
Modified bitumen (torch-down)
Modified bitumen is a multi-layer asphalt-based membrane reinforced with polymers. The torch-down installation creates an exceptionally tough, redundant waterproofing layer that performs especially well in harsh climates and on roofs with significant foot traffic.
We install both APP (atactic polypropylene) and SBS (styrene-butadiene-styrene) modified bitumen, depending on the application. Cap sheets are torch-applied with proper bleed-out at all seams.
Best for: Buildings with rooftop equipment, frequent maintenance traffic, or harsh exposure conditions. Modified bitumen is also an excellent choice for buildings with mixed pitches or complex geometry.
Our process for commercial projects
- Initial consultation and site visit. We meet on the building, walk the roof, and discuss your goals — replacement, new construction, or repair. We assess the existing system, deck condition, drainage, edge details, and any rooftop equipment.
- System recommendation. We recommend the system that fits the building, the use, the budget, and the climate. We do not push the system that has the highest margin — we recommend what will perform.
- Written proposal. You receive a detailed written proposal with itemized scope, materials specification, manufacturer information, project timeline, and price. No hidden costs, no last-minute additions.
- Project execution. Our crew arrives on schedule with the agreed materials. Wojciech Zagroba personally inspects all commercial installations. Work is performed with proper safety equipment, OSHA-compliant procedures, and protection of the building below.
- Manufacturer registration and warranty issuance. Where applicable, we register the project with the manufacturer to activate the manufacturer warranty. You receive both the manufacturer warranty documentation and our 5-year labor warranty in writing.
- Final inspection and walkthrough. Before we leave the site, we walk the completed roof with you (or the property manager) and explain the system, drainage, maintenance recommendations, and warranty terms.
What this costs
Commercial roofing pricing varies significantly by system, square footage, deck condition, insulation requirements, edge details, and access. As a general guide:
- TPO replacement on accessible commercial buildings: typically $7 to $12 per square foot installed, including tear-off, insulation, and full system.
- EPDM replacement: typically $6 to $10 per square foot installed.
- Modified bitumen: typically $7 to $11 per square foot installed.
These ranges are approximate. We provide a firm written quote after a site visit. Larger commercial projects often qualify for volume pricing.
